Offered space shall be 2nd floor or above.
Narrow or oddly shaped configuration of space will not be considered, nor will space with
column spacing less than 20 feet. Column should start a minimum of 10 feet from windows: however, Government reserves the right to waive this requirement upon visual review of the space.
Design of space offered shall be conducive to efficient layout and good utilization as determined by Government.
Access to public transportation shall not exceed .25 miles (1,320) feet from building entrance.
Offered Space shall not be located on same floors of the same building as law enforcement elements of the Department of Homeland Security or other law enforcement offices where
police action is frequently observed.
Floor load capacity shall be capable of holding a high-density mobile file system loaded at 300 linear feet of file shelves.
ABAAS (ADA) compliant public restroom shall be available in the core space of the building and on the same floor as offered space.
Lessor to provide TI Allowance to be amortized into rent per Request for Lease Proposal.
Janitorial service to be provided between 7:00 am and 4:00 pm.
Interested Respondents should include Building owners, or if a Broker, please include the Exclusivity Agreement/ Representation Letter/ or Listing Contract granting the exclusive
right to represent the building by the Building Owner, in your expression of interest.
Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain.
