The Tenderer should be aware that the works detailed in this package are constrained due to the nature of the location they are to be conducted in. Project location Storehouse 11 is situated on Main Road, within Portsmouth Historic Dockyard and is the third in a row of three Grade I listed 18th Century Storehouses. The building sits within the boundary of the publicly accessible historic dockyard but contractors access will be via HM Naval Base Portsmouth, which has restricted access. The Contractor shall be expected to adhere by the HMNB site security requirements, all Contractors and Sub-Contractors shall be security vetted and will be required to hold the relevant site security passes. Brief description of building Storehouse 11 is a Grade I listed building within Portsmouth Historic Dockyard, and within HM Naval Base and St George's Square Conservation Area. The storehouse underwent extensive refurbishment in 1997 as part of the museum development, alterations to the building at this point included the introduction of a lift and additional staircases. The glass link in the south elevation, which connects the building to neighbouring Storehouse 10, was constructed in 2011/2012. The building uses consist of museum exhibition spaces on the ground floor with office and artefact stores on the upper floors. The basement is currently unused. Project description The building will remain in operation and open to the public throughout the works with exhibition spaces, which contain a collection which is of national importance, to remain undisturbed as far as is possible. Small areas of work will need to be considerately and safely hoarded/protected whilst works are being carried out in publicly accessible areas. Some elements of the external civils works will need to be undertaken whilst the historic dockyard is closed to the public to minimise disruption to visitors. The building has historically been heated via the naval base steam district heating network. However, as part of an overhaul of the dockyard heating system it has now been disconnected and is currently being heated by a temporary diesel generators. The proposals consist of the removal of the redundant steam heating system pipework, radiators and associated pipework and the installation of a series of VRF condensers located in the basement vaults. Within the building the refrigerant pipework will distribute using similar routes as the LTHW pipework via four riser points within the building with radiators replaced by fan coil units mounted either on the ceiling or on walls. Builders work in conjunction with the installation will include the removal of boxing's / pipework routes and like for like reinstatement including decorations etc. A number of existing floor grates, which will provide ventilation to the basement plant are either missing or severely defective and will be replaced with new cast stainless steel gratings to match the design of the existing.
