II.1.4) Short description
The scope of works involves the annual servicing (on a ten monthly cycle) and breakdown maintenance of boilers in individual properties including all labour, parts etc to ensure gas fired central heating systems, together with all associated pipework and ancillary electrical equipment, function safely and efficiently during the course of the Contract. This includes repairing or replacing defective or obsolete components, including major items e.g. boiler parts, indirect cylinders, radiators, controls etc.
The works will also involving testing the existing fire alarms, smoke detectors and carbon monoxide detectors and replacing these if required.

II.2.4) Description of the procurement
The contract is for the all-inclusive maintenance/call out repair of gas heating system, gas servicing, testing and (where required) replacement of heat alarms, smoke alarms and carbon monoxide detectors to properties owned / managed by Trafalgar Housing Association (the Association). The estimated annual value of the contract is approximately 60,000 GBP excluding VAT per annum.
The Contract will initially run for a period of 3 years with the option for renewal, at the sole discretion of the Association, for an extension of up to a further 2 years, subject to satisfactory reviews based upon performance and quality of service and delivery. The maximum duration of the contract is therefore 5 years.
The Association has 300 tenanted properties under its control and the Association's office premises will be incorporated into the contract. In addition approximately 8 owner-occupied houses will be offered the opportunity of participating in the contract.
The successful contractor will be required to ensure that their organisational structure, labour and plant resources enable them to perform the contract, including meeting the minimum target response times for all repairs.
